Wellington in Haslet: New Homes North of Fort Worth

The short answer: Wellington is a Hanover Property Company master-planned community in the Haslet area of north Fort Worth, in Northwest ISD, with several builders and lot sizes from smaller 40-foot lots up to much larger homesites. It is one of the more approachable price points in the north Fort Worth new-construction market, and the builders publish enough detail to compare it fairly.

What follows comes from the developer's page and builder pages I read in September 2026. Builders update pricing and inventory often, so confirm before you act. This is general information, not financial advice.

Wellington at a glance

  • Location. The developer lists Willow Springs Road and Blue Mound Road West, and builders use a Fort Worth 76052 address in the Haslet area. Whether a specific home is inside Fort Worth city limits and which taxing entities apply is something to confirm by address. American Legend Homes says the community is about 12 miles from downtown Fort Worth, and Alliance Town Center is listed about 7 miles away.

  • School district. Northwest ISD. American Legend lists Nance Elementary, Adams Middle and V.R. Eaton High for its homes. Verify by address.

  • Developer and builders. Hanover Property Company is the developer. Builder pages currently show American Legend Homes, Highland Homes and GFO Home.

  • Lot sizes and home types. American Legend builds on 40-, 50- and 60-foot lots. GFO Home lists 70- to 90-foot homesites with plans from 2,813 to 4,259 square feet.

  • Prices. American Legend lists homes starting at $384,990 with move-in homes up to $645,000. GFO Home lists its plans in the mid-$500s. These pages are undated, so treat them as a snapshot.

  • Amenities. Two resort-style pools, a clubhouse, playgrounds, parks, trails and lakes with fountains, according to the builder and developer pages.

  • HOA and taxes. American Legend's page lists an HOA of $885 per year and a 2.3 percent tax rate, with no MUD or PID. That is one builder's description, so ask for the current figures in writing.

Who Wellington tends to fit

  • Buyers who want new construction at a more accessible price point than many of the Denton County communities to the north.

  • Buyers who work in the Alliance area and want a shorter drive than they would have from farther north.

  • Buyers who want a choice of lot sizes and builders in one community.

Tradeoffs to think through

  • Builder-reported numbers. The HOA and tax figures I found come from one builder's page. Confirm the current numbers before you rely on them.

  • Still growing. The developer describes multiple phases, so expect construction for a while.

  • Distance. Twelve miles to downtown is a distance, not a commute. Test it at the hours you would drive it, and check I-35W and US-287 traffic.

  • Two markets in one. Smaller lots at one end and larger homesites at the other mean very different price points, so compare the same lot size across communities.

How Wellington compares

Wellington is closer to Fort Worth than the Denton County communities like Pecan Square, Canyon Falls and Furst Ranch, and typically starts at a lower price point based on what the builders publish. For a community inside the Fort Worth city limits on the west side, see Walsh. The full comparison lays them side by side.

My take

Wellington is a good example of why I tell buyers to compare the monthly number and not the sticker price. A lower base price matters less if the tax rate, HOA or lot size does not fit how you live. Start with the lot size and school district you want, then compare communities on those.

Before you buy new construction here

  • Bring your own agent on your first visit. The sales representative works for the builder. See my new construction guide.

  • Ask for the current HOA, tax rate and any special district charges in writing.

  • Confirm school assignment and city limits for your exact address.

  • Read the builder's contract and warranty, and consider an attorney review.

  • Get an independent inspection during construction and before closing.
