Canyon Falls: Homes, HOA and Schools in Northlake, Flower Mound and Argyle
The short answer: Canyon Falls is a roughly 1,200-acre master-planned community from Newland that sits across Northlake, Flower Mound and Argyle in Denton County. Its biggest selling point is a 200-acre nature preserve, and its biggest question mark for buyers is the school district, because different parts of the community are zoned to different districts. It is a suburb north of Fort Worth, not part of the city.
What follows comes from the community's own FAQ and schools pages, plus local government and builder pages I read in September 2026. Prices and HOA amounts change, so confirm before you act. This is general information, not financial advice.
Canyon Falls at a glance
Location. The Town of Flower Mound describes the community as north of Cross Timbers Road (FM 1171) between US-377 and I-35W. The sales center is in Northlake. I did not find a verified drive time to Fort Worth, so test it at the hours you would drive it.
Size. The community's FAQ calls it a 1,199-acre master-planned community.
School districts. This is the part to slow down on. The community's schools page lists Argyle ISD (Argyle South Elementary, Argyle Middle and Argyle High) and Northwest ISD (Lance Thompson Elementary, Medlin Middle and Byron Nelson High), depending on the section. Confirm assignment for a specific address with the district before you make an offer.
Developer. Newland, part of Brookfield Properties, per the community FAQ.
Builders. The FAQ names Chesmar Homes and Windmiller Homes. The Town of Flower Mound's page has listed a longer set, so builders and sections change. Ask which sections are still selling.
Prices. The FAQ says prices range from the $700s to $1 million and up. Some third-party sites show very different numbers, so rely on the builders' current pages.
Amenities. The 200-acre Graham Branch Creek Preserve, about 10 miles of paved trails and 4 miles of natural trails, a dog park, fishing ponds, swimming pools, a splash pad, a fitness center and lifestyle programming.
HOA. Quarterly assessments in 2026 are $608, covering the HOA base assessment, front-yard maintenance and an internet and cable assessment, according to the FAQ.
Utilities. The FAQ lists water and sewer from the Town of Flower Mound, Northlake or the Argyle MUD, depending on location. Ask which applies to the home and what the tax bill looks like.
Who Canyon Falls tends to fit
Buyers who want a lot of open space and trails and are comfortable in the $700,000-plus range.
Buyers who like a more established community than the newest ones, with a large amenity package already in place.
Buyers who have already decided on Argyle ISD or Northwest ISD and have confirmed that a specific home is zoned to it.
Tradeoffs to think through
School district by address. Two districts in one community means you cannot assume. Verify before you fall for a house.
Different utilities by section. Water and sewer providers differ, which can affect your costs.
Higher price point. The FAQ's price range starts in the $700s, well above some other communities in the area.
Not Fort Worth. Taxes, services and commute run through the towns of Northlake, Flower Mound or Argyle.
How Canyon Falls compares
Canyon Falls is the nature-focused option among the northern communities. Pecan Square is more of a town-square and events community, and Furst Ranch is newer with more builders. For a lower starting price and a shorter trip toward Fort Worth, see Wellington. For the towns themselves, see my Argyle and Northlake and Flower Mound guides, and the full comparison.
My take
If open space is the main draw, Canyon Falls makes a strong case. The trade is that you have to do more homework than usual, because the answer to which school district and which utility provider changes by section. I would confirm both in writing before I toured a single model.
Before you buy new construction here
Bring your own agent on your first visit. The sales representative works for the builder. See my new construction guide.
Confirm the school district and the water and sewer provider for the exact lot.
Ask for the current HOA amount and the full tax rate in writing.
Read the builder's contract and warranty, and consider an attorney review.
Get an independent inspection during construction and before closing.
