Pecan Square in Northlake: Homes, HOA and Taxes Explained
The short answer: Pecan Square is a Hillwood-developed community of about 1,200 acres in Northlake, in Denton County, north of Fort Worth. It is in Northwest ISD, has elementary and middle schools on site, and has one of the most detailed public breakdowns of HOA dues and property tax rates of any community in the area. The trade is that it is a suburb, not Fort Worth, and the HOA is higher than many buyers expect.
Everything here comes from the developer's own pages and builder pages I read in September 2026. Prices and rates change, so confirm current numbers before you act. This is general information, not financial advice.
Pecan Square at a glance
Location. Northlake, Denton County. Hillwood describes it as approximately 30 minutes from Fort Worth and about 25 miles from DFW Airport. That is the developer's own description, so test the drive yourself at the hours you would actually make it.
School district. Northwest ISD. Hillwood lists Johnie R. Daniel Elementary and Floyd Barksdale Middle School on site, with Byron Nelson High School for high school assignment, per a builder page. Hillwood also describes a planned on-site high school and stadium. Confirm assignment by address.
Builders. Toll Brothers is named on the developer's site, and Highland Homes has a community page. Other builders appear on listing sites, so check the developer's current builder list.
Lot sizes. Highland lists 40-, 50-, 60- and 100-foot lots. The HOA schedule also includes 70-foot lots and townhomes.
Prices. Highland's Pecan Square page lists 40-foot lots from the $430s, 50-foot from the $500s, 60-foot from the $690s and 100-foot from the $930s. That page is undated, so treat it as a snapshot.
Amenities. The developer lists a Town Square, a coworking space called the Greeting House, a fitness and games building called Jackson Hall, resort-style pools with a splash area, an event and sports venue called The Arena, a dog park called The Barking Lot, Pioneer Park, pickleball courts, a 22,000-square-foot event space, and more than 300 events a year.
The HOA and the tax rate
This is where Pecan Square is unusually open. The developer's HOA page lists annual dues by lot type: $2,260 for 50- and 60-foot lots, 70-foot front-entry lots and 100-foot lots, $3,121 for 40-foot rear-entry lots, $3,355 for 70-foot rear-entry lots and $7,060 for townhomes. The dues include Frontier internet service and a dedicated home automation technician from HomePro, according to the page.
The same page lists a combined tax rate of 2.430038 per $100 of valuation, made up of Denton County at 0.185938, Northwest ISD at 1.0841, the Town of Northlake at 0.295, two Denton emergency services districts at 0.06 and 0.10, and Northlake Municipal Management District No. 1 at 0.705. It also notes that the Town of Northlake offers a 20 percent homestead exemption. The page is undated and tax rates change every year, so ask for the current numbers.
Who Pecan Square tends to fit
Buyers who want a community with a walkable, programmed feel and are comfortable paying for the amenity package.
Families who want elementary and middle schools on site.
Buyers who want a wide range of lot sizes in a single community.
Tradeoffs to think through
It is not Fort Worth. Northlake is its own town in Denton County. That affects taxes, services and your commute.
The HOA is a real line item. Dues from $2,260 a year are only part of the picture, so compare the full monthly cost with a similar home elsewhere.
An added district. The Northlake MMD is a large piece of the tax rate. The developer discloses it, and you should understand what it pays for.
Growth. The developer lists new phases, so construction continues around you.
How Pecan Square compares
Pecan Square is a neighbor to Hillwood's other community, Harvest, and to Canyon Falls and Furst Ranch. If a shorter trip into Fort Worth matters more, look at Wellington in Haslet or Walsh on the west side. The full comparison lays them side by side. For the surrounding area, see my Argyle and Northlake guide.
My take
Pecan Square is one of the more fully realized communities in the area, and the developer's transparency helps. If the amenities and on-site schools are what you want, the extra monthly cost may be worth it to you. If you would rather spend that money elsewhere, a community with lower dues might fit better. I would price both side by side before you decide.
