What Is My Fort Worth Home Worth?

The short answer: your home is worth what a buyer will pay for it in today's market, and the best evidence is recent sales of similar homes nearby. Online estimates, the appraisal district's number and your own gut feeling can all be useful starting points, but none of them is the same as a price analysis for your specific house.

This page explains the different kinds of value you will run into. It is general information, not an appraisal.

The different numbers you will see

  • Online estimates. Automated tools use public records and recent sales to guess at a value. They can be a starting point, but they usually cannot see your updates, condition, lot or layout.

  • Appraisal district value. The Tarrant Appraisal District sets a value for property tax purposes. It is not a sales price, and it may be higher or lower than what your home would sell for. If you disagree with it, you can protest. According to local reporting, the protest deadline is generally May 15 or 30 days after you receive your notice, and the district's notice will state your deadline.

  • A comparative market analysis. An agent compares your home to recent sales and current listings of similar homes nearby and adjusts for differences. This is the most common way to price a home for sale.

  • A formal appraisal. A licensed appraiser gives an opinion of value, typically for a lender. Buyers using a mortgage will have one done, so the price still needs to hold up.

What a good price analysis looks at

  • Recent nearby sales. Homes similar in size, age, condition and location that have actually closed.

  • Current competition. What buyers can choose instead of your home right now.

  • Condition and updates. What has been updated and what has not.

  • Location details. Street, school zoning, flood zone, lot and HOA. Verify school zoning by address with the district.

  • Your timeline. A shorter timeline can change how you price.

My take

A price is a strategy, not just a number. Homes priced above what the market supports tend to sit, and the price cuts that follow can cost you more than pricing well from the start. I would rather show you the sales and let the numbers make the case than tell you a number you want to hear.

What I need to give you a useful analysis

  • Your address and the general condition of the home.

  • A list of updates you have made, with rough dates.

  • Anything you know needs repair.

  • Your timeline and what you are hoping to do next.

Frequently asked questions

Is my appraisal district value my home's market value?

Not necessarily. It is set for property tax purposes and may differ from what your home would sell for. A price analysis based on recent comparable sales is a better guide for pricing a sale.

Are online home value estimates accurate?

They can be close for some homes and far off for others, especially when a home has been updated or has unusual features. Treat them as a starting point.
